Center Grove Townhouse Market Update

 This number is typically three times this figure in any given quarter.  Why is this?  Well lots of owners purchased their townhome in 2004-2007 when the market was obviously much different with higher property values.  Some folks even pursued a 2nd mortgage or a home equity line and spent the money on perhaps upgrading their home like adding a pool or other things such as cars, vacations or even paying off various debts.  With that said, most owners are under water therefore if they try to sell they don’t have the money to bring to the closing table not only because the value has gone down but because they owe the money from the first and home equity line.  Now since there is little inventory the prices are steadily going back up and allowing owners to sell again and in some cases walk away with profit.  New construction townhomes in Coconut Grove are a fabulous option for buyers who can’t find the right single family home to have move in ready, a garage, a pool, impact glass and a yard.
