scams on Craigslist

Beware! Sometimes shady folks will get a hold of Realtors listings mostly for rent and post the listing on Craigslist at a much reduced monthly rental fee to try to scam potential renters into sending monies for deposits.  I have had this happen to me over a dozen times.  Most of the time I will get a call from someone who knew the deal sounded too good to be true but had to drive by the property and then saw my sign and number and luckily called me so I could give them the real scoop and tell them not to send that criminal money!  So sad that people even want to scam people this way.  One group or gentleman poses himself as a Reverend-so sick in my opinion so you think you were dealing with a religious person! Like they say, if it’s too good to be true it probably is!!!

Property Tax Time!

Did you get the notice of the Proposed Property Taxes & Non-Ad Valorem Assessments if you live in Miami-Dade County today?  It has been mailed to residents and I always hold my breath to see what the millage rate will increase too and also what they have for the current taxable value.  Although the millage rate typically goes up 5.2201 (last year’s) and now 5.8544 (2010) Miami-Dade County has decreased the property’s taxable values in some cases up to 30% so even though the rate has increased you should find a decrease in your total tax fee.  You will also note on the notice Column 5 if a “proposed” budget change is adopted.  Every year I see this column and this new budget unfortunately seems to never get adopted?  If this gets accepted the millage rate only goes up to 5.7775 which decreases taxes even more. Did your current taxable value go down or up? If so, what percentage from last year??
