Just like I expected, for the little over a week, 3077 Allamanda has been on the market and extremely busy!! The open house on Sunday had over 40 visitors while my Broker’s Open House yesterday had over 20 agents come by for a look. This market has little ready to move in, properties so if your property is in great shape with features like impact glass, garage, pool and at least three bedrooms your chances of having a contract in under 30 days is highly likely! On the east side of 32nd Avenue there are only literally a handful of new construction townhomes for sale and typically you can find over a dozen to choose from at any given time! Inventory levels continue to be low and even in the single family arena in Coconut Grove there are only ½ dozen or so homes on the market in all of South and North Coconut Grove under a million that compare to a newer construction townhouse and do not require renovations. It continues to be a great time to sell especially since there are not a dozen of short sales or foreclosures to compute with since they are under contract. Is the market as hot as it feels due to such low inventory levels?
