What is the deal with 3812 Bayside Court???

If you look on tax rolls Bank of NY Mellon bought the deed/property for $2,062,500 in February of this year.  It sold in 2004 for $2,600,000 to the buyer who walked away from the property.  With a long history of on and off the market since 2001 before it was even constructed this 7000 SF McMansion has now been abandoned for years and is in deplorable condition with a pool like a tropical swamp filling Four Way Lodges with families of biting mosquitoes.  At this point, since the property is in such horrible coniditon without AC and infested with mold the property is a tear down.  This 2003 Mediterranean structure is located in a great location in Four Way Loddges in a fabulous gated community in Coconut Grove.  If someone could purchase this 10,500 SF property and tear this eye sore down it make for a prime locatiion to build depending of course what you could buy it for!  The photo below is from years ago because if you drive by know it looks more like a haunted house.

Lots of Action in the Adored Moorings

I will always love the gated community off Main Highway, THE MOORINGS! I even wrote a blog back last year about this cherished area. It seems a lot of special buyers adore this private neighborhood as well and tend to stay in their homes for decades. If you review the sales in the last few years you can see most of them are a million plus and the properties sold recently in the last year need to be rebuilt, renovated or updated. A lovely Old Spanish in the front right side of the community, 3574 S. Moorings Way was renovated for the past two years and seems to be completed. After totally gutting the entire home including changing the existing pool footprint it looks spectacular from the exterior. Currently, two homes, 3837 & 3835 N. Moorings Court which are next to each other and off to the left side behind another gate have daily activity since one is under renovation and the other is under construction. 3837 was a 1989 home with lots of cedar & wood throughout. Now if you look at the exterior today it has a fresh, delanonesque theme and all white. Purchased at the end of 2010 for $1,250,000 this is now a $2,000,000+ home after the major reconstruction. 3835 is new construction, a classical French Manor and the original owners who purchased the property for $1 million to build their dream home ended up changing their path and sold the home in the midst of the construction process for $1,690,000. The new owners probably will invest over a million or more and I bet it will be just spectacular! As of today there is only one property for sale for $12,500,000 and a home for lease for $14,750/MO in the Moorings. Year after year the Moorings proves to be very desirable with home values consistently increasing making it more exclusive especially when owners are ready to put hundreds of thousands and millions into their properties.

What is the deal with 3187 Royal Road?
